This leading Contractor have secured a number of prestigious Planned and Response Property Maintenance contracts with local authorities and housing associations. They are currently seeking a permanent Contracts Manager to contribute to the running and overseeing of voids properties and Reactive works.
The main purpose of the role is to oversee an in house and subcontracted workforce working on planned and responsive works on void and occupied properties, budget management, building and maintaining customer and client relationships and it is essential that you are very prompt and able to manage your time effectively. You will be proficient and understand the social housing arena with direct experience of Decent Homes Schemes. Your direct reports will be made up of multiple supervisor's and up to 60 tradesmen.
Key Skills of Contracts Manager required:
• Ensure the delivery of the project within the budgets and time scales specified
• Lead in negotiations with the end client, with regards to contractual matters
• Work orders are completed to time, and leading to delivery of contractual key performance indicators
• To assist in the investigation of complaints
• Understanding of legislation in maintenance and property management, having the ability to translate these into working practice
• Recruitment and motivation of the delivery team as well as the finance team
• Good at problem solving and providing effective solutions to the clients and the delivery team
• Must have the ability to manage multiple contracts
The ideal Contracts Manager will have previous experience of managing multiple property maintenance and refurbishment contracts within the Social Housing Arena with Contractor experience. Drive, determination and enthusiasm are essential.
